Back right bedroom top floor radiator was full of air blood the air out tested flow. Major baseboard was getting hot. Everything’s working. Also double check the master bedroom that one’s getting hot as well.
Started and tested heat pump for besement and living room next to kitchen. Suction line 135 degrees with outdoor temp 40 degrees Compressor 2.5. Fan .5. Capacitor. 21.5 amps. Couldn’t find anything wrong.

Replace the control board on the outdoor unit finish the tuneup make sure everything works properly 11/13. Replace control board started system tested everything on the outdoor unit to make sure everything is working properly. No other issues found today.

Found upstairs unit fan, not to be running when it should be running. I had to call Tech Support to figure out why it wasn’t on when it was supposed to be on. Turns out the board inside the outdoor unit is bad and must be replaced. I pulled the service disconnect to stop any other issues from happening with any of the other components inside.

Remove and replace first floor heat pump defrost board as it is faulty. Tested operation of new defrost board. Performed maintenance tune up service on boiler / domestic hot water system checking all electrical components, performed full combustion analysis, checked burners, flame sensor, CO, Temperature rise, Flue gas temperature, and gas pressure. Everything looks and runs great!
Furnish materials and labor for replacement of Mitsubishi OEM Condenser Fan Motor - replaced condenser fan motor and cycled system to check operation - found system overcharged by just under 2 lbs after condenser fan motor replacement - ran system through multiple cycles to check operation - system will come on and ramp up fully and maintains a 20°F temperature difference between system supply and return air. Finished tune up on Mitsubishi system.
Mitsubishi outdoor unit condenser fan motor has failed bearings and must be replaced expected motor delivery 4-5 days. Found condensate pump for 1st floor system failed - replaced condensate pump and checked operation. Performed tune ups on all heat pump systems checking all electrical components, refrigerant balance, cleaning of indoor and outdoor coils, treatment of drains. Shut down and drained humidifiers for season. Started up dehumidifiers and checked operation. Replaced all filters on all systems. Will call to schedule return trip for Mitsubishi system motor.
Removed and replaced steam boiler auto water feed. Adjusted feed gallons and delay minutes tested five times to verify that the settings were correct No other issues found
Was informed that the red screen was on. It’s possible that this was just a maintenance reminder that wasn’t reset when we did maintenance last month. I went ahead and reset it. I went into the programming of the boiler and went to previous faults. There were no faults saved so I’m thinking that the red screen was just a maintenance reminder. However, if this pops up again, let us know and we’ll come out and check it again.
Transformer was making a loud buzzing noise that they wanted to replace. I replaced it with a 40 VA transformer turned on the power and within 30 seconds the transformer burnt up. Got another transformer that has a fuse on it and installed that. found the system would not fire. I have 24 V coming from the pump control to the gas valve control. But I don’t have anything coming out going to the gas valve. Tested resistance on the gas valve and I get open readings on pilot valve and main valve. My thinking is that the gas valve shorted out taking out the Gas valve control. These will have to be replaced.
Found steam boiler to be overfilled. Either all the way up to the top of the heat exchanger or into the steam pipe. Drain system all the way down. Turn power and open water gate valve back up. Let automatic fill fill and stop repeated this process five times to verify that the Fill valve is stopping properly. Each time I drain the system low water cut off light came on after a time. It energize the auto fill which filled to the correct position. On fourth attempt. Automatic fill shut off before low water cut off with satisfied. Checked automatic fill controls and it seems that a relay inside the control is broken. Automatic fill should be replaced. If the relay fails open having everything shut off. It could also fail closed, causing the boiler to overfill Kevin’s gonna get back with you with a price to replace the auto fill
